This assignment is designed to familiarize students with the comprehensive plan and zoning of a city. Each student is required to select a city and review the city’s most recent comprehensive plan and zoning regulation. Students are required to complete the following tasks:

Task 1: Review the Comprehensive Plan

Look through the comprehensive plan, and answer the following questions:
• What are the major concern areas the plan addresses (e.g., land us, environment, transportation…)?
• Pick two concern areas, and discuss
o What are the main challenges and issues identified by the plan for each concern area?
o What are the major goals for each concern area? Pick two goals, and discuss
? What actions are proposed to reach the goals? If there are many objectives under each goal, pick two objectives for each goal and discuss the actions targeted at each objective.

Task 2: Review the Zoning

Look through the zoning regulation, and answer the following questions:
• How are zoning districts categorized in the regulation? There may be general categories and sub-categories under each general category. For example, the zoning may divide city land into urban, suburban, neighborhood, etc. and then under those categories, there may be residential use, commercial use, industrial use, and so on. Talk about both general categories and sub-categories.
• Pick two residential zoning codes. For each code,
o What kind of neighborhood is a district with such zoning located?
o What are some of the requirements of this zoning code (such as lot size, lot wide, height…)?
• Pick two commercial zoning codes. For each code,
o What kind of neighborhood is a district with such zoning located?
o What are some of the requirements of this zoning code (such as lot size, lot wide, height…)?
• Look through the zoning ordinances, are there any flexible zoning techniques (e.g., inclusionary zoning, planned unit development, cluster zoning…)? Give one example and summarize the main requirements of the technique.
